If you own a home in Florida and make it your permanent residence, you possess one of the most powerful tax-saving tools available: the Homestead Exemption.
Many new homeowners are unaware that this benefit doesn't just lower your tax bill—it also caps how much your property's assessed value can rise each year.
Here is a breakdown of the current exemption amounts, the different types of exemptions available, and how you can take your tax savings with you if you move.
1. The Standard Homestead Exemption Amounts
For 2026, the standard homestead exemption can reduce your home’s taxable value by up to $50,000.
It is applied in two tiers based on the assessed value of your property:

First Tier (First $25,000): The first $25,000 of your home's assessed value is exempt from all property taxes, including school district taxes.

Second Tier (Additional $25,000): If your home’s assessed value is between $50,000 and $75,000, you receive an additional exemption. Note that this second tier applies to non-school taxes only (e.g., city and county taxes).
Example: If your home is assessed at $75,000 or more, you generally receive the full $50,000 benefit ($25k for all taxes + $25k for non-school taxes).
2. Portability: Taking Your Savings with You
Florida offers a benefit known as "Save Our Homes" (SOH) portability. The SOH amendment limits the annual increase in the assessed value of your homesteaded property to 3% or the change in the Consumer Price Index (CPI), whichever is lower. Over time, this creates a difference between your home’s market value and its assessed value.
Portability allows you to transfer this accumulated difference (up to $500,000) to a new Florida homestead.

Upsizing: If your new home is more expensive, you can typically transfer the entire "cap value" (up to $500k).

Downsizing: If your new home is less expensive, you can transfer a percentage of your accumulated savings.

Timeline: To use portability, you must establish your new homestead exemption by January 1st of the third year after abandoning your previous homestead.
3. Other Specialized Exemptions
Beyond the standard exemption, Florida offers additional relief for specific groups. (Amounts may vary slightly by county or specific disability rating):

Widows/Widowers: Typically a $500 reduction in taxable value.

Disability: Typically a $500 reduction for totally and permanently disabled persons.

Whether you apply online, by mail, or in person, the most important step is to start now.

The Deadline: You must file your application by March 1, 2026.

Note: Since March 1st falls on a Sunday this year, most counties will accept applications through the next business day (March 2nd), but we strongly recommend filing by the 1st to be safe.

Where to Apply: Visit your County Property Appraiser’s website (e.g., Miami-Dade, Broward, Orange, Hillsborough). Most counties allow you to file instantly online with just your driver’s license and vehicle registration.
